House Investments enjoys an excellent reputation and a successful history within the commercial and residential real estate industries.

The development and evolution of House Investments began in 1978, as founder Tim McGinley first started connecting investors with real estate opportunities. Tim’s early investments centered on single–family houses thus garnering the company name “House” Investments.

During the 1980s our primary focus was to raise equity from outside individual investors to deploy into residential and commercial real estate and healthcare properties.

Beginning in 1989, we became extensively involved in the affordable housing tax credit program under Section 42 of the Internal Revenue Code. This prompted us to broaden our investor base to corporate investors. Our involvement in the tax credit arena extends to Historic, New Markets and Community Revitalization Tax Credits. The company has also gained experience with Opportunity and Promise Zones.

In the 1990s, our product lines expanded to include mezzanine financing to real estate developments. Equity was raised from high net worth individuals and institutional investors and deployed to several different types of real estate. In 1993, the ownership of House Investments changed as Doug Sylvester and Mike Emkes were admitted as partners. Also in the 1990s we developed our first apartment community. Past activities had involved investments in real estate acquired or developed by third parties.

In the 2000’s House Investments affiliates developed, owned, and operated its first assisted living facilities. In 2003, Doug and Mike purchased Tim’s remaining ownership in House Investments. In 2020, Tim Shafer and Matt Gadus purchased Doug’s interest and a portion of Mike’s. Tim Shafer, Matt and Mike continue to guide the company with the same integrity, passion and professionalism House Investments has been known for over four decades.

During its history, we have obtained expertise in nearly every aspect of real estate investing – equity raising, acquiring, developing, financing, managing, and asset monitoring. We have used our extensive experience to act as an intermediary to work out troubled transactions.

Over its life, House Investments has raised over $500 million of equity from over 3,000 investors including Fortune 500 corporations, financial institutions, endowments, foundations, and high net worth individuals. The equity raised has been used to acquire and finance properties with original values in excess of $2.2 billion. In addition, in its history, House Investments has owned, developed, managed or overseen over 21,000 residential units.

Today, our focus is developing, owning, managing, and operating apartments and assisted living facilities. These activities are done both for properties in our own portfolio and for third parties.

Meet The Principals

Michael

Mike Emkes

Mike joined House Investments in 1984 and is involved in strategic planning, capital structuring, organizing entities, equity raising and many of the aspects of the day-to-day operations of House Investments. He is also responsible for operating oversight of the company’s assisted living facility. Prior to joining House Investments, Mike worked for a large, multi-national accounting firm where he specialized in taxation and worked extensively with the real estate industry. Mike earned his Bachelor of Science in Accounting from Indiana University in 1980. He is a Certified Public Accountant (Inactive).

Timothy

Tim Shafer

Tim joined House Investments in 1995 and has primary responsibility as the chief operating officer of House Investments Management, LLC (H•I Management), the company’s property management entity. He is responsible for the executive-level activities of the management company which manages market rate and affordable apartment complexes. He is also involved in strategic planning and many of the aspects of the day-to-day operations of House Investments. Tim earned a Bachelor of Science in Accounting from Indiana University in 1991. He is a Certified Public Accountant and a Housing Credit Certified Professional.

Matthew

Matt Gadus

Matt joined House Investments in 2017. His primary responsibilities include identifying new developments and development partners, analyzing the financial feasibility of projects, project due diligence, and overseeing the overall project development process. He is also involved in strategic planning, identifying and securing financing and capital, and management oversight of company-owned properties. Matt graduated from Purdue University – Krannert School of Management in 2009 with a B.S. in Accounting and Management. Prior to joining House Investments, Matt worked in the Construction and Real Estate Practice of BKD, LLP for over six years. He is a Certified Public Accountant (Inactive) and a Housing Credit Certified Professional.

Meet The Associates

Tricia

Tricia Simms

Tricia joined House Investments in 2008 and oversees all accounting functions of the Company. She is involved in the operations of the company’s assisted living facility and handles investor reporting and asset monitoring. Tricia’s previous experience encompasses over 20 years of accounting including budgeting, payroll, financial statement preparation and analysis, accounts receivable and accounts payable.

Rob

Rob Dury

Rob joined House Investments in 2019. His responsibilities include assisting in analyzing the financial feasibility of projects, project due diligence, locating new developments, and assisting in the overall project development process. He also assists in closing property purchases and loans. Rob graduated from the University of Indianapolis in 2017 with a degree in Business Administration and Finance. Rob received his MBA from the University of Indianapolis in 2018. Prior to joining House Investments, Rob worked as a consultant at BKD, LLP.

Mindy

Mindy Brown

Mindy joined House Investments in 2013 and is the Office Manager for the company. Mindy provides organizational and administrative support to the Executive Team of House Investments. She also assists with accounting, billing, accounts payable and accounts receivable processing.She also serves as the Assistant Director of Partnership for Affordable Housing. Mindy has over 21 years of administrative experience in various professional settings.
