House Investments enjoys an excellent reputation and a successful history within the commercial real estate industry.
The development and evolution of House Investments began in 1978, as founder Tim McGinley first started connecting real estate investors with commercial real estate properties. Tim's early investments centered on single-family houses, thus garnering the company name "House" Investments.
In 1989, House Investments launched our first Section 42 Low Income Housing Tax Credit Investment Funds tailored to individual and corporate investors. Subsequent Tax Credit Funds, serving both individual and corporate investors successfully raised over $270 million for investments into Section 42 affordable housing projects. In addition, we played a key role in helping an Indiana non-profit receive a $25 million allocation of the New Market Tax Credits in 2004, placing 100% of this allocation into six properties.
Beginning in the early 1990's, utilizing our strong investor and developer base, House Investments began providing mezzanine debt in certain niche markets including a completion of a series of five Real Estate Opportunity Funds. These markets include multifamily housing, single family lot development, condominiums, medical office buildings, assisted living/retirement communities, retail centers and storage facilities. The company raised over $145 million in mezzanine equity.
Over its life, House Investments has raised nearly $500 million of equity from over 3000 investors including Fortune 500 corporations, financial institutions, universities, endowments, foundations and high net worth individuals. That equity has been used to acquire and finance properties with original values in excess of $2 billion.
In 2002, Tim passed the ownership of House Investments on to Doug Sylvester and Mike Emkes, both of whom had been with the company since the early years. Doug and Mike continue to guide the company with the same integrity, passion and professionalism House Investments has been known for over three decades.
Today, House Investments thrives in all aspects of commercial real estate. Since our establishment more than three decades ago, House has grown from a small sponsor of real estate investments to a full service commercial real estate company offering services in tax credit syndication and equity investments, development, asset management, property management and philanthropy.
